2025/26: Avendale Delivers £4 Million Commercial Change of Use, Transforming 87,000 sq ft Disused Factory

From a disused industrial shell to a modern, flexible commercial office hub.

Avendale has delivered a £4 million commercial change of use project, transforming a 87,000 sq ft disused factory within a larger industrial facility into a series of modern, open-plan office spaces designed for commercial occupation.

The project involved a comprehensive redevelopment of the existing building, requiring significant works to the structure, building envelope, services and interiors before the space could be brought back into productive use.

What began as an exposed and largely unusable industrial shell was transformed into a high-quality, contemporary commercial environment, combining the character of the original building with modern infrastructure, technology and energy solutions.

A complete change of use

The scale of the transformation required far more than a conventional office fit-out.

Avendale delivered a coordinated programme covering the building's fabric, structure, services and internal environment, including a new roof structure, complete flooring systems, waterproofing, new M&E installations, parking facility and extensive internal fit-out.

The project also incorporated new period-style windows, helping retain the architectural character of the original building while creating a significantly improved internal environment.

The result is a series of bright, open-plan spaces that provide flexibility for a range of future commercial occupiers.

Retaining the Building's Character

An important part of the transformation was striking the right balance between heritage and modern commercial performance.

The existing industrial structure provided distinctive architectural features and generous internal volumes. Rather than removing this character, Avendale incorporated it into the new design.

Period-style windows, exposed structural elements and the proportions of the original building were retained and integrated with new finishes, services and contemporary office infrastructure.

The result is a workplace that feels modern without losing its connection to the building's industrial origins.

Designed for Modern Occupiers

The redevelopment also looked beyond the physical transformation of the building.

New M&E infrastructure, smart hub integration and renewable energy solutions were incorporated to provide the connectivity, efficiency and flexibility expected from modern commercial premises.

Combined with new parking provision and fully refurbished internal spaces, the project has created a significantly enhanced commercial asset capable of accommodating a new generation of occupiers.

Why Avendale?

A project of this scale required a contractor capable of managing a complete change of use, rather than simply delivering an internal fit-out.

Avendale brought together structural works, roofing, waterproofing, M&E, windows, flooring, internal refurbishment, technology and energy infrastructure within a single £4 million transformation programme.

The project demonstrates Avendale's ability to take challenging and underutilised commercial buildings and unlock their potential through large-scale redevelopment, creating modern spaces from existing assets while retaining the character that makes them distinctive.
