Avendale Restores Historic 15th-Century commercial plot as Part of Major Heritage Project
Sensitive structural restoration and stabilisation of a historic 15th-century barn within a 45,000 sq m site.

Avendale has undertaken the careful restoration and structural stabilisation of a 15th-century barn, forming part of a substantial 45,000 sq m site.
The project presented a unique combination of heritage sensitivity and modern structural requirements. The historic timber frame had survived for centuries, but sections required significant intervention to ensure the building could be safely preserved and restored.
Protecting a Historic Structure
The existing barn could not simply be treated as a conventional construction project.
Its original timber frame, traditional construction and historic fabric required a sympathetic approach, with each intervention carefully considered to protect the character of the building.
Avendale worked alongside structural engineers to develop a suitable methodology for temporarily supporting and stabilising the existing structure, allowing essential works to be undertaken without compromising the historic fabric.
Engineered Support & New Foundations
One of the most technically challenging elements involved developing a method of introducing new structural support beneath and around the existing timber frame.
The works included the installation of new structural plinths and support arrangements, carefully integrated with the existing building.
This required detailed coordination between Avendale's site team and structural engineers, with the methodology developed around the specific characteristics and condition of the historic structure.
The approach allowed the building to be progressively supported while retaining as much of the original fabric as possible.
New Timber, Sympathetically Installed
Where existing timber required replacement or strengthening, new timber elements were introduced with a focus on matching the character and construction of the original barn.
Rather than replacing historic elements unnecessarily, the works were approached with the principle of retaining and restoring wherever possible, with new interventions carefully integrated into the existing frame.
The result is a restoration that respects the building's history while providing the structural integrity required for its continued use.
Why Avendale?
Historic building restoration requires a combination of traditional craftsmanship, modern engineering and careful project management.
Avendale was able to bring these disciplines together, working with specialist engineers to develop practical solutions around an existing structure that could not simply be stripped back and rebuilt.
The project demonstrates Avendale's ability to undertake complex heritage and structural restoration, combining modern construction techniques with a sensitive approach to buildings of significant historic character.
